Check for RERA registration: Every project by a real estate developer and builder has to be registered with the Real Estate Regulatory Authority (RERA) of the state concerned. Post registration, the project is given a registration number, which signifies that the builder has complied with all the mandatory rules and regulations.
Title of land and its use: You need to be sure that the land is owned by the developer, or if the land is not owned by the developer, then you need to ascertain that the developer has entered into an agreement with the landlord for development of the land. Also, you need to make sure that the land being developed is not for agriculture use, or if it was for agriculture use, then the developer has got the land use duly changed from agriculture to residential.
Completion Certificate & Occupation Certificate: The Completion Certificate (CC) and Occupation Certificate (OC) are issued by the local body (municipal corporation, district council, etc.) to a completed project. If the developer has obtained both CC and OC, it means that all the approvals are in place and you can move into your house without anything to worry about.
Location of the project: When you are buying a house, you need to check out the location and the facilities available in the area. First, there has to be a proper road leading up to the project, then you need to check out the shops in the area to buy items of daily use, schools and hospitals in the area and the mode of transport available to and from the project area and the distance of the project from your place of work.
